– The median sales price for South Lake Tahoe, CA Homes for Sale was $375,000 in January 2015 compared to $310,250 during January 2014.
– The number of South Lake Tahoe, CA Homes for Sale that sold was 45 in January 2015 vs. 44 in January 2014.
– There were 33 new listings entering the market this month.
– There are 59 South Lake Tahoe, CA Homes for Sale that are under contract which represents 24% of the overall available inventory of 241 homes.
– Average days on the market: 116 days.
– From the 241 homes currently on the market, 14 of them are distressed properties: 7 short sales and 7 foreclosures.

Top 10 Tips for Real Estate Buyers

 

Being a local Real Estate agent in South Lake Tahoe for many years, I’ve worked with several buyers and have helped many families find the perfect home or get the best deals. Along the years I have educated many buyers throughout the home buying process giving them great advice in order for them to make the best decisions for themselves. The key to successfully buying a home is preparation. Preparing for the purchase of a house is just as important as the offer you make. In this article I’m providing my top 10 tips for real estate buyers. If you are thinking about purchasing a home in South Lake Tahoe please feel free to give me a call, I’d love to guide you in this exciting process and help you find the perfect home.

 

Top 10 Tips for Real Estate Buyers

1. Buy less than what you think you can afford and definitely less than the “approval” amount. In this economy, it’s important to have a bit of a cushion.

2. Get a home warranty, any major setback in the few years can become disastrous to a budget.

3. Do your research. With information right at your finger tips you can access records, school information, statistics, neighborhood info and much more. It is important to have an idea about what you NEED and see what you WANT beforehand.

4. It is very important to be aware of the buying process and know what your closing cost will approximately be. The amount you will pay in closing costs varies by location and typically costs between 2% and 3% of the loan amount. Closing costs are not calculated on a percentage basis, but instead are based on specific line items related to your loan application and lender fees.  When you arrange your financing with a lender you should receive an explanation of anticipated closing costs and a Good Faith Estimate.

5. The difference between renting and home ownership is the sleeper costs. Most people just focus on their mortgage payment, but they also need to be aware of the other expenses such as property taxes, utilities, home insurance and homeowner-association dues. New homeowners also need to be prepared to pay for repairs, maintenance and potential property-tax increases.

6. Now, more than ever, a mortgage pre-approval is the first step in home buying. Whether you’re anticipating competition or not, you should be pre-approved for the loan before you write an offer. In competition, this will make a big difference, particularly if everyone else who is offering is pre-approved. If you’re not competing, it puts you in a good bargaining position with the seller. Also, getting pre-approved first will let you know know how much you can realistically spend on a home before you go shopping.

7. Finding a great deal doesn’t necessarily mean purchasing a foreclosure or a short sale. These can be tough purchases for a buyer without a lot of resources including time and money. Use an agent very familiar with the area who can help you identify good deals. Also, make sure you have a clear decision on what’s important for things you can’t change like location and size.

8. When viewing properties create yourself a checklist to use during the viewings. Also always take pictures or even make videos. That will really help you later when u’re trying to remember the details to make a decision.

9. Make sure that the house you purchase is functional to your needs and has enough features that you can utilize. There will, in most cases, be a need to add minor items. If you plan to remodel make sure the remodel will increase the value to the home.

10. Hire a Realtor® who is willing to teach you the process along the way. If he/she has been in the business for a while, they will also be able to recommend a good mortgage company. Make sure your credit is in order before you begin.

 

Prices for homes and interest rates for loans are so incredibly desirable right now that I’ve noticed homes that are priced right, are not staying on the market for long. So if you find the one you like, act quickly or you will run the risk of loosing it. Good luck!

Labor Day Weekend Fireworks Extravaganza – Sunday, August 31st – Labor Day pyrotechnic exhibition Fireworksexplodes over Lake Tahoe after dusk and features a variety of patterns, lights, designs and shapes. The show features a simultaneous music broadcast that can be heard on local stations KRLT-FM 93.9 and KOWL-AM 1490. Approximately 8:30 PM.

Labor Day Weekend Fireworks Show at Edgewood Tahoe – Plan to enjoy an amazing Labor Day buffet and watch the fireworks show front and center from the beach and decks at Edgewood Tahoe’s clubhouse. Sunday, August 31st at 6pm. This is an exclusive event with limited tickets available.

Sample the Sierra Festival, a Farm to Fork event celebrating the Sierra Nevada Region – Annual “Sample the Sierra,” a farm-to-fork festival celebrating the best food, wine, and art in the Sierra Nevada. Look forward to sampling award winning wines from the Sierra foothills including wines from returning vintners such as David Girard Vineyards, Shadow Ranch Winery, and Crystal Basin Cellars. Peruse booths with unique handmade products including jewelry, alpaca apparel, herbs, spices and gourmet chocolates. Enjoy live entertainment including music, storytellers and cooking demonstrations. Best locations to watch the fireworks:

•    Nevada Beach: Located about two miles east of the Nevada casinos on Elk Point Road, Nevada Beach is the ideal setting for a family barbecue at the beach. A wide, sandy shoreline leads down to the sapphire waters of Lake Tahoe. Charcoal barbecues and picnic tables dot the beach. The view of the fireworks display is one of the best in town.

•    Tahoe Queen and M.S. Dixie II: The view from the lake is probably the most spectacular. The Tahoe Queen and M.S. Dixie II: South Shore’s two Mississippi paddlewheelers offer a unique opportunity to view the light show from the water. Both feature live entertainment and fantastic views of the evening’s display.

•    Timber Cove Marina: Offering front row seating that fills up fast.

•    Bijou Community Park: Set back from the shoreline and boasts a skate park, disc golf course, dog park, golf course, and playground to keep the whole family entertained while holding your ideal viewing spot

•    The Tallac Historic Site: Off Emerald Bay Road, has an east-view perspective with nearby Baldwin Beach. For the more adventurous, the top of Mount Tallac offers a bird’s eye view of the fireworks extravaganza, but don’t forget your headlamp for the trek back down.

4th of July 2014 Fireworks in South Lake Tahoe

 

All along Lake Tahoe on the 4th of July some of the best firework displays on the west coast will shoot into the night sky. Along with the lights, the community is encouraged to come to picnic on the beach to meet new faces and hang with old friends alike.

Holiday weekend visitors can expect the fireworks show to explode into unusual and whimsical shapes such as Fireworksjellyfish, stars, butterflies, and smiley faces around 9:45 p.m.  “Lights on the Lake” is sponsored by the Lake Tahoe Visitors Authority. The fireworks are launched from offshore barges and can be seen from all corners of town. South Shore offers convenient access to viewing areas via public transportation, paved bike trails,  and nearby park and walk venues.

The fireworks are visible from all over town. Below are some of the sweet spots to get a front row seat.

  • The Tahoe Queen and M.S. Dixie II: South Shore’s two Mississippi paddle wheelers offer a unique opportunity to view the light show from the water. Board the Tahoe Queen for a Dinner Dance Cruise or the M.S. Dixie II for a Fireworks Cruise. Both feature live entertainment and fantastic views of the evening’s display.
