The South Lake Tahoe housing market has been stable. We have a considerable amount of inventory and the competition is currently low.

– The median sales price for South Lake Tahoe, CA Homes for Sale was $360,000 in November 2014 compared to $350,000 during November 2013.
– The number of South Lake Tahoe, CA Homes for Sale that sold was 43 in October 2014 vs. 51 in October 2013.
– There were 39 new listings entering the market this month.
– There are 69 South Lake Tahoe, CA Homes for Sale that are in contract which represents 27% of the overall available inventory of 260 homes.
– Average days on the market: 136 days.

Here is the Monthly Real Estate Market Update for the Month of November, year of 2013 for the area of South Lake Tahoe, California. As of November 30th we had a total of 254 Residential Properties in the Market, including single family and condos, with an average price of $518,441.

 

In that same group (Residential Properties including single family and condos), we had a total of 34 new listings entering the market in the month of November. The average price for new listings this month was $460,335, with an average price per square feet of $281.

 

From 254 listings, 70 listings were pending escrow and 47 of them went into escrow in the month of November,8 of them were short sales and 3 were foreclosures. The average price for the 47 homes that went into escrow this month was $407,069, with an average price per square feet of $257 and they were an average of 155 days on the market.

 

In November, 49 Homes were SOLD. The average sales price for the homes that were sold this month was $420,686 with an average price per square feet of $235 and an average of 131 days on the market.

Here is the Monthly Real Estate Market Update for the Month of October, year of 2013 for the area of South Lake Tahoe, California. As of October 31st we had a total of 296 Residential Properties in the Market, including single family and condos, with an average price of $516,749.

 

In that same group (Residential Properties including single family and condos), we had a total of 86 new listings entering the market in the month of October. The average price for new listings this month was $410,575, with an average price per square feet of $250.

 

From 296 listings, 73 listings were pending escrow and 45 of them went into escrow in the month of October, 4 of them were short sales and 1 was a foreclosure. The average price for the 45 homes that went into escrow this month was $403,332, with an average price per square feet of $240 and they were an average of 119 days on the market.

 

In October, 61 Homes were SOLD. The average sales price for the homes that were sold this month was $422,801 with an average price per square feet of $243 and an average of 116 days on the market.

Here is the Monthly Real Estate Market Update for the Month of September, year of 2013 for the area of South Lake Tahoe, California. As of September 30th we had a total of 354 Residential Properties in the Market, including single family and condos, with an average price of $518,469.

 

In that same group (Residential Properties including single family and condos), we had a total of 68 new listings entering the market in the month of September. The average price for new listings this month was $391,640, with an average price per square feet of $249.

 

From 354 listings, 102 listings were pending escrow and 66 of them went into escrow in the month of September, 5 of them were short sales and 6 were foreclosures. The average price for the 66 homes that went into escrow this month was $472,214, with an average price per square feet of $253 and they were an average of 92 days on the market.

 

In September, 31 Homes were SOLD. The average sales price for the homes that were sold this month was $381,784 with an average price per square feet of $237 and an average of 73 days on the market.

Here is the Monthly Real Estate Market Update for the Month of August, year of 2013 for the area of South Lake Tahoe, California. As of August 31st we had a total of 345 Residential Properties in the Market, including single family and condos, with an average price of $529,337.



In that same group (Residential Properties including single family and condos), we had a total of 77 new listings entering the market in the month of August. The average price for new listings this month was $428,677, with an average price per square feet of $258.



From 345 listings, 89 listings were pending escrow and 69 of them went into escrow in the month of August, 7 of them were short sales and 1 was a foreclosure. The average price for the 69 homes that went into escrow this month was $391,870, with an average price per square feet of $245 and they were an average of 104 days on the market.



In August, 86 Homes were SOLD. The average sales price for the homes that were sold this month was $388,067 with an average price per square feet of $239 and an average of 116 days on the market.

Real Estate Market Update – South Lake Tahoe, CA – April 2013

 

Here is the Monthly Real Estate Market Update for the Month of April, year of 2013 for the area of South Lake Tahoe, California. As of March 31st we had a total of 250 Residential Properties in the Market, including single family and condos, with an average price of $528,170.



In that same group (Residential Properties including single family and condos), we had a total of 77 new listings entering the market in the month of April. The average price for new listings this month was $411,904, with an average price per square feet of $239.



From 250 listings, 108 listings were pending escrow and 22 of them went into escrow in the month of April, 1 of them being a Short Sale. The average price for the 22 homes that went into escrow this month was $250,205, with an average price per square feet of $219 and they were an average of 20 days on the market.



In April, 58 Homes were SOLD. The average sales price for the homes that were sold this month was $444,155 with an average price per square feet of $225 and an average of 154 days on the market.
