South Lake Tahoe Real Estate for Sale and Sold Report, June 2016

The South Lake Tahoe housing market is currently steady. The inventory of homes is lower than last year. As long as interest rates remain the same home prices should continue to increase.

The Numbers Month to Month and Year to Year
– The median sales price for South Lake Tahoe, CA Homes for Sale was $399,000 in June 2016, compared to $386,000 during June 2015.
– The number of South Lake Tahoe, CA Homes that sold was 71 in June 2016 vs. 63 homes sold in June 2015.
– There were 103 new listings entering the market this month.
– There are 74 South Lake Tahoe, CA Homes for Sale that are under contract which represents 28% of the overall available inventory of 260 homes.
– Average days on the market: 97 days.
– From the 260 homes currently on the market, 2 of them are foreclosures.

This Month’s Most Expensive
The most expensive new listing that entered the market this month was 22 Lighthouse Shores Dr, selling for $3,850,000. This private location offers a sandy beach with awesome mountain and lake views. This home was designed for making family memories and escaping from the hustles and bustles of life, and it’s located just minutes from skiing, shopping, entertainment, grocery stores and restaurants. There’s plenty of room for family and friends, and the over-sized garage makes room for a car and other storage needs.  This home was built in 1979, but has many new upgrades and amenities. This Month’s Least Expensive
The least expensive new listing that entered the market this month was 2303 James Ave listed for $189,000. This cabin is a fixer upper, so it’s a great opportunity for those looking for sweat equity. Lots of square footage for the money and it has a large fenced yard in the back. This home features 3 bedrooms, 1 bathroom, 1,375sf and it was built in 1955. (schedule a showing).

This Month’s Must See
There were some great South Lake Tahoe, CA Homes for Sale to consider for this month’s ‘Must See’. The home at 937 Mule Deer Cir. is this month’s winner.
